Here are the top five things I'm seeing buyers prioritize in the Buffalo and WNY market right now.
1. Off-street parking. In many parts of Buffalo, street parking can be limited, especially during winter. Having a driveway, garage, or even a dedicated parking space adds everyday convenience that buyers consistently prioritize regardless of the season. Homes with off-street parking tend to attract more interest and can stand out quickly, particularly in the city's more competitive neighborhoods where parking is at a premium.
2. Updated mechanicals. Buyers are paying close attention to the big-ticket items: furnace and HVAC system, roof condition, hot water tank, and electrical updates. Many homes in Buffalo and WNY are older, so these systems can vary widely in age and condition. When buyers see that the major mechanicals have been taken care of, it gives them confidence that they're not walking into expensive surprises shortly after closing. This is one of the areas where a seller can really reduce friction and speed up the process.
3. Move-in ready condition. Move-in ready homes are in the highest demand right now. Many buyers simply don't have the time, the budget, or the desire to take on major renovations, especially in a market where they're already stretching to compete. That said, fixer-uppers can still sell, but usually only when they're priced accordingly. Condition plays a huge role in how fast a home sells and how competitive the offers get.

Think original hardwood floors with an updated kitchen, or a classic exterior with newer windows and a newer roof. Homes that balance character and convenience stand out the most in our market.
5. Functional layouts for modern living. Even in older homes, buyers are prioritizing layouts that work for how people actually live today. That means open or semi-open floor plans, space for a home office, and good natural light. A home doesn't need to be brand new to feel modern. It just needs to feel easy to live in. When a buyer walks through a home and can immediately picture their life there, that's when offers come in fast.
The bottom line. The Buffalo and WNY market is still very active, but today's buyers are more selective than they were a few years ago. They know what they want, and they're willing to wait for it or compete hard when they find it.
